Sensitive Information
If you are going through a foreclosure, we will need to see the payoff information from your lendor. Please note that obtaining this information usually takes a few days. If you think you may want to partner with us, having this information ahead of time will expedite the process. Remember that time is of the essence.
If you are aprehensive or not sure how to proceed, your assigned client liason can assist you or facilitate communication with your lender on your behalf.
Investor Assignment
Once we have the payoff information from your lender, we contact our extensive investors. Once an investor is assigned to your property, you will be sent a purchase agreement detailing the terms of the purchase of your property. In this document is where the lease terms will be listed.
One of our main priorities is transparency of the process and the protection of the homeowner.
Inspections
The investors may need to have assessments of the home or home inspections. You will be notified well in advance. This is also a time where any safety issues or repairs will need to be noted.
Settlement & Closing
Once all the inspections are completed, you will receive the Settlement Statement from the closing attorney that you will need to sign. It will state clearly the amount that will be paid to your lender to pay off the loan.
The foreclosure will be settled and will not negatively affect your credit. You will also be released from having to appear in court.
After the sale, you will be contacted by a property management company that is assigned to your property. You will receive the lease documents and how to move forward in your home, stress free.
